CHIEF INVESTMENT OFFICER

Job Description

The CIO is responsible for providing leadership and strategic direction to the company as it relates to real estate development, capital markets, and portfolio/asset management.

Essential Functions

  • Identifies and assesses potential development projects, oversees design and construction, and supervises internal team and consultants, including design, construction, legal, and financing specialists.
  • Implement strategic goals of growing its real estate portfolio in development projects, redeveloping existing properties with excess density, acquiring properties, and pursuing infill development opportunities
  • Oversee acquisition, development, and redevelopment of business opportunities on time and within budget, producing attractive, financially attractive properties that serve the company’s mission.
  • Manage and assist in developing large-scale, mixed-use development projects. Their projects are often transit-oriented and involve private partnerships.
  • Oversee the competitive selection, bid, negotiation, and contracting for third-party services to produce quality results.
  • Produce timely and cost-effective performance from the project team, including architect/engineer, attorney, specialty consultants, and general contractor.
  • Supervise the overall development process from site selection and acquisition, securing land use and entitlement approvals, securing permits, completing construction documents, overseeing construction/rehab, and completing lease up and permanent loan conversion.
  • Create and maintain comprehensive project schedules and checklists with milestones for entitlements, financing, permitting, and construction. Coordinate team responsibilities to meet deadlines and goals, fulfill reporting requirements, and provide updates to the CEO.
  • Provide focused leadership and expertise to project design, construction, and cost containment.
  • Able to establish ongoing, constructive working relationships with peers, contractors, funders (equity and debt), regulatory entities, community leaders, and government partners.

Qualifications:

• Minimum 10 years of real estate development and project management experience. Track record in developing successful real estate projects on budget and on time.

• Education and extensive experience in construction, design, or engineering is strongly preferred, including a working knowledge of architectural plans, mechanical and building systems, rehab and infill, construction and multi-family construction, construction costs, and site plans.

• Proven capacity to supervise a talented team of real estate professionals and to get high performance from consultants.

• Team player who can work effectively with multiple internal and external customers such as neighbors, residents, board members, civic leaders, realtors, lenders, investors, staff, and development partners to achieve organizational goals.

• Focused, efficient, and results-oriented. Strong organizational skills and self-directed work habits. Able to anticipate deadlines. Able to review complex legal documents to identify key business points and manage multiple complex projects, often with overlapping deadlines.

• Capacity to analyze and manipulate complex financial models.

• Strong oral and written communication skills. Able to make compelling presentations to political and civic leaders and diverse citizen groups.

• Proficiency in computer software, including Word, Excel, PowerPoint, and Outlook.

• Deep knowledge and understanding of development and construction processes. Exemplary project management skills at driving processes and holding accountable large teams of internal and external stakeholders.

• Ability to simultaneously prioritize and manage several projects under strict deadlines through self-motivation, high energy, flexibility, and excellent organizational skills.

• A proven ability to source new opportunities based on market knowledge and relationships with brokers, owners, investors, and other professional relationships.

• Bachelor’s degree specializing in Business, Finance, Real Estate, Construction Management, Civil Engineering, or a related field. Master’s degree specializing in Real Estate, Real Estate Development a plus.
